Pricing
Barn conversions
How long is a piece of string? I bet you've heard that before.
With barn conversions a good place to start is £3000/m2 with £1500/m2 for additional floors.
Why so expensive? If you have beautiful old stone walls then there is a high likelihood they don't have any kind of foundation. Underpinning may be required, generally around £1000/m
Domestic Extensions
Generally pretty straight forward, New drainage and existing drains can be an issue but prices from £2000/m2 could be achieved, additional floors are less at £1200-£1500/m2. Things to consider; Planning - permitted development, quicker and cheaper although sometimes a little vague at the point of resale. Full planning, slower and more expensive but provide a concrete answer for any resale down the line.
Kitchen Fitting
Just screwing boxes together right? Can't be that hard....
I wish it were really that simple, as a guide a typical kitchen fit for a standard 3 bed bread and butter house will start from £1500.
Something to think about; while solid worktops are more expensive than laminate for example, the life span far exceeds (landlords this is definitely something to think about), the price you're given also includes fitting in most cases.
